Are you considering the purchase or renting of a unit in Merrow Down? We hope you are! Merrow Down Country Club (MDCC) is a fully developed, private and secure sectional title housing estate in Johannesburg, South Africa, offering a mature lifestyle for over 50’s in a beautiful relaxed setting.

A sectional title community is made up of buildings, roads, gardens, and facilities. The residents who live in a sectional title scheme form a community bound by common social and financial interests. They want to enjoy living in the community and they want the value of their property and investment to be protected. Your seller, property owner, or estate agent should have given you a copy of the MDCC Conduct Rules but, if not, there are links below to relevant documents. We recommend that you familiarise yourself with these documents.

The following extracts from the above documents are particularly important:

DOGS
Our Conduct Rules permit ONE dog per section. However, any NEW owner or resident may bring a maximum of two dogs into a section, on condition that on the demise of the first dog, it will not be replaced. Please consult the MDCC Conduct Rules for more information. Dogs may only be allowed on the common property if they are restrained by a leash or harness. Droppings must be picked up and disposed of in a refuse receptacle.

ALTERATIONS TO YOUR HOME AND/OR GARDEN
MDCC is registered under the Sectional Titles Act and is covered by the Sectional Titles Management Schemes Act and regulations which are very specific that no changes whatsoever may be made to the external appearance of your home. The gardens are common property and although you may cultivate the area immediately surrounding your unit privately, no significant landscaping changes to the overall aesthetics may be undertaken by anyone without permission from the Village Manager (VM). Internal alterations to your home must also first be applied for in writing, with drawings, with the VM as no changes may be made which could affect the stability, roof structure, or service ducts, internal atriums, or windows and doors visible from the outside of the unit.

FIBRE TO THE HOME
MDCC has an installed internet fibre network. Please make your own arrangements for your fibre connection with an Internet Service Provider (ISP) at your cost.

MAINTENANCE – EMERGENCY AFTER HOURS
General maintenance requirements should be noted in the book provided in the reception area.
A full-time maintenance supervisor and other groundsmen are resident at MDCC. So, whilst their after-hours time and privacy should be respected, if you have an emergency, you may request assistance or other help from the security officers at the gate and they will do their best to get a message to someone on the property for you. Any normal or non-emergency services required outside of normal business hours may be privately charged.

SECURITY
Well trained security officers are on duty 24 hours a day throughout the year to maintain a highly secure estate. The perimeter of our estate is covered by our own CCTV cameras, and the officers carry out regular patrols throughout MDCC and its outer perimeter. There are provisions for daily entry and exits for residents, regular visitors, employees and other callers. Please consult the Conduct Rules and the Access and Egress Control Procedure for further details.

Additional indirect security is provided by the Magaliessig Action Forum which has 24-hour CCTV coverage of most of the area with outsourced emergency response vehicles. Special voting opportunities are available within the estate for National and Local elections, and there are four hospitals and a number of Shopping centres close to the estate.

WELLNESS CENTRE
The Wellness Centre is open on weekdays 8.00 – 13.00 to provide services such as routine blood pressure checks, flu injections, dressing changes, etc. usually supported by doctors’ instructions and/or prescriptions. No nursing services are available. The nursing sister will advise residents about independent nurses/carers and other health care service providers such as podiatrists, audiologists, masseurs who may routinely provide services to MDCC residents. Time of availability and services from the Wellness Centre are provided in the management newsletters.

The Wellness Centre focuses on preventative care and is not equipped to manage medical emergencies. Netcare (082911) or ER24 (084 124) should be summoned for serious medical situations.

RESTAURANT
There is a sit-down restaurant in the clubhouse which is privately run by a caterer and staff which provides occasional meals during the week – residents are informed a few days in advance of the menu and cost by WhatsApp. The caterer’s frozen take-away meals, at your cost, are popular.

ITEMS COVERED BY THE MONTHLY LEVY
A monthly levy is payable to the Body Corporate in proportion to the size of the unit that you intend to purchase. You are advised to request the levy from your seller, landlord or estate agent. This list is not exhaustive, but the following items are INCLUDED in your levy:

  • The in-house cost of management of the estate (we do not use a management agent).
  • Water – MDCC only has a single water meter for the complex and does not have individual meters to the units. The cost of water is included in the levy in proportion to the size of the unit.
  • Security is provided by a 9-person team from ADT-Fidelity
  • On-going guard training (security & first aid)
  • Dedicated team – Officer in charge has been here for 17 years
  • Phoning ambulance service when needed
  • Premises patrolling
  • Member of Magaliessig Action Forum which provides added security in the area.
  • Garden services are provided by an outsourced garden service
  • Maintenance of all community gardens
  • Weekly 30 – 40 minutes available to every Unit
  • Qualified nurse available by appointment Monday – Friday in the Wellness Centre from 8:00 to 13:00. Consumables are for your own account
  • Building insurance for your Unit
  • Geyser Insurance
  • All maintenance of the exterior of your unit
  • Exterior of your Unit painted every 10 years
  • Biannual gutter cleaning
  • Weekly removal of household waste, and bulk rubbish removal 1 x month
  • Free Wi-Fi available in clubhouse and pool area
  • DSTV bouquets available at special rates
  • Pool & tennis court
  • Gym
  • Library
  • Social Activities & Clubs – Bridge, Art, Book, Care, Garden, Bible study, Chess, Church Service 1x month, Croquet, Happy Hour on Fridays, Line dancing, Monthly Resident’s Newsletter, Pilates, Quiz evenings, Tea & coffee mornings, Tennis, Walking for fitness & health, White Elly Sales, and Yoga.

There are individual electricity meters for each unit, and your levy invoice will contain details and an additional Rand amount for the electricity that you have consumed in the previous month.
